How much does mould removal cost in Sydney?
The honest answer is that mould removal is priced on the job in front of us, not off a menu. A patch of black mould on a bathroom ceiling and a mould-affected bedroom wall after a burst pipe are two very different jobs. Here's what actually moves the price in Sydney, and what to expect before anyone quotes you.
What determines the cost
Two houses with the same amount of visible mould can be quoted very differently. These are the factors that make the difference:
- How much area is affected, and how many rooms
- Whether it's surface treatment only, or materials (plasterboard, carpet, insulation) need removing
- How accessible it is — a ceiling cavity or subfloor takes longer than a wall
- Whether the moisture source is still active and needs drying equipment
- Whether you need a written inspection report for an insurance claim or NCAT
- Containment requirements if the area is occupied or a sensitive site
Typical Sydney price bands
As a rough guide, small single-room surface treatments sit at the low end, whole-room jobs involving material removal and drying sit at the high end. These bands are indicative only — every job we do is quoted at a fixed price up front, so you know the number before we start, and it doesn't move.
- Small area, surface treatment only (e.g. one bathroom ceiling or shower wall) — lowest band
- Single room with contained treatment and cleaning — mid band
- Multiple rooms, or one room with material removal and drying equipment — higher band
- Insurance jobs with a full inspection report, moisture readings and remediation scope — priced on scope
Is the quote free?
Yes. Send us clear photos of the affected areas and we can give you an instant quote, usually the same day. If you'd rather have someone look at it properly, a qualified tech comes out, checks it with a thermal camera and moisture meter, and gives you a fixed price on the spot. In a lot of cases we can start treatment the same visit.
Will insurance cover it?
If the mould came from a sudden insurable event — a burst pipe, storm damage, a roof leak — it's often covered, and the cost to you may be just your excess. Mould from long-term condensation or poor ventilation is generally treated as maintenance and excluded. Either way, a detailed inspection report is what gets a claim approved quickly.
The cheapest quote isn't always the cheapest job
Cleaning the surface with bleach is cheap and the mould is back in a few weeks, so you pay again. Proper treatment deals with the mould and identifies the moisture source that caused it. Every job we do is backed by a written 12-month warranty — if treated mould returns in that time, we come back and sort it at no extra charge.
