Mould Removal in Parramatta

High-density apartments, post-war brick homes and a river valley that holds moisture. Parramatta mould problems are usually condensation and drainage — here's how we find them and fix them for good.

Parramatta has changed faster than almost anywhere in Sydney, and the mould problems have changed with it. Twenty years ago most of our work here was in post-war brick and tile homes around Westmead, Harris Park and North Parramatta — subfloor damp, blocked weepholes, and bathrooms with no exhaust fan at all. Today, a large share of our calls come from apartment towers around the CBD, Rosehill and Parramatta Square.

Apartments create a specific kind of mould. Modern buildings are sealed tightly for energy efficiency, which is fine until you put four people, a shower, a clothes dryer and an unflued cooktop inside 90 square metres. Moisture has nowhere to go, so it condenses on the coldest surfaces — window reveals, the corner of a bedroom against an external wall, and the ceiling above the shower. Residents open a wardrobe six weeks later and find everything speckled.

The older housing stock has its own issues. The Parramatta River flats and the low-lying pockets around Clay Cliff Creek and Duck River hold groundwater, and homes on those sites get rising damp and subfloor mould that no amount of surface cleaning will touch.

The mould problems we see across Parramatta

Parramatta's mix of density and older stock means we see a wider range of causes here than almost anywhere else we work.

  • Condensation mould in apartments around Parramatta Square, Church Street and Rosehill — window reveals, wardrobe walls and bathroom ceilings
  • Bathroom exhaust fans terminating into the ceiling cavity, dumping steam into the roof space instead of outside
  • Rising damp and salt damp in older brick homes in Harris Park, Granville and North Parramatta
  • Subfloor mould in raised homes on the river flats, made worse by garden beds built up over the vents
  • Water-damaged units after an upstairs flexi hose failure or a shower membrane leak between floors
  • Mould in commercial tenancies and fit-outs where air conditioning runs hard all day and shuts down over the weekend

Our mould treatment process

The first visit is diagnostic, not a sales call. We use a moisture meter and thermal imaging to map where water actually is, because the visible mould is often nowhere near the source. In apartment work in particular, mould appearing in one bedroom regularly turns out to be a failed waterproof membrane in the unit above.

Once we know the cause, you get a written scope with a fixed price and no line items you didn't ask for. Surface mould on hard, non-porous materials is contained, treated, removed and HEPA-vacuumed. Porous materials that have taken water — plasterboard, insulation batts, carpet underlay, MDF joinery — are removed under containment and disposed of, because treating the face of a wet wall does nothing about the growth inside the cavity.

If there's active moisture we install drying equipment and monitor readings until the structure is genuinely dry. Then we address the driver: ducting the exhaust fan to an external vent, correcting negative air pressure in a sealed unit, clearing subfloor vents, or writing up the plumbing or waterproofing defect for whoever's responsible for repairing it.

Every job finishes with photo documentation and final moisture readings, plus a 12-month workmanship warranty. Quotes are same day, and for most standard Parramatta residential jobs we can treat the same day.

Strata, insurance, real estate and commercial work

A lot of what we do in Parramatta is strata work, and strata mould is rarely a single-lot problem. When we're called to a unit with condensation mould on a shared wall, we check whether the same issue is showing in the lots above and below. If the cause sits in common property — a failed membrane, a blocked riser, an inadequate ventilation design — our report says so, which gives the owners corporation something concrete to act on rather than another round of finger-pointing.

For insurance claims we prepare full reports: the cause of the damage, the materials affected, moisture readings, photographs and a costed remediation scope. That's the format major insurers and loss adjusters want, and it's the difference between an approval and a request for more information.

Real estate agents and property managers across Parramatta use us for entry and exit inspections and for mid-tenancy disputes. Our independent reports are used regularly in tenancy matters because they document the physical evidence rather than an opinion.

On the commercial side we work in office fit-outs, medical and dental suites, childcare centres, restaurants and warehouses. We schedule around trading hours and keep containment tight so your staff and customers aren't affected.

Mould questions we get asked in Parramatta

Why is there mould in my brand-new Parramatta apartment?

New apartments are built airtight, and airtight buildings need mechanical ventilation to work. If the bathroom fan is undersized, on a timer that's too short, or ducted into the ceiling cavity rather than outside, humidity stays in the unit and condenses on cold surfaces. It's a building performance issue, not a cleanliness issue.

Who pays for mould removal in a Parramatta strata unit?

It depends on where the cause sits. If moisture is entering through common property — the building envelope, a shared plumbing riser, a failed inter-tenancy membrane — it's usually the owners corporation. If it's contained within the lot, it's usually the owner. Our reports identify the source so the responsibility is clear.

Can you treat mould without removing the plasterboard?

Sometimes. If the plasterboard is dry and the mould is only on the painted surface, we can treat it in place. If the board has absorbed water, it has to come out — mould grows through the paper lining and into the cavity, and no surface product reaches that.

Do you work in Westmead and Harris Park as well?

Yes. We cover Parramatta and the surrounding suburbs, including Westmead, Harris Park, Granville, North Parramatta, Rydalmere, Northmead and Merrylands.

How long does a typical Parramatta apartment job take?

A single bathroom or bedroom surface treatment is usually a few hours. If materials need removing and the structure needs drying, expect two to four days including drying time and monitoring visits. We give you the timeframe in writing with the quote.

Will the treatment smell or damage my finishes?

The products we use are applied under containment and dissipate quickly. We protect flooring, joinery and furnishings before we start. If a surface is already damaged by the mould — stained grout, blistered paint — we'll tell you before we start that remediation won't restore its appearance.

Can you inspect before I buy a property in Parramatta?

Yes. Pre-purchase mould and moisture inspections are a common request, particularly for older brick homes and for apartments in buildings with a known defect history. You get a written report with moisture readings and photographs.
