Sydney is not one climate and it is not one kind of building, which is exactly why mould behaves so differently from one side of the city to the other. Along the coast and around the harbour, humidity sits high for months at a time and salt-laden air works on roofing, flashings and subfloor fixings. What causes mould in Sydney properties

Almost every mould job in Sydney traces back to one of four things: condensation, a leak, rising damp or an incomplete dry-out after water damage. Knowing which one you have determines the entire scope of work.

Condensation is the most common by a wide margin, particularly in apartments. Warm moist indoor air meets a cold surface — a window reveal, an external wall behind a wardrobe, the ceiling above a shower — and water forms on it. Nothing is leaking. The building is simply holding more moisture than it can shed.

Our mould remediation process across Sydney

Every job runs the same sequence regardless of whether it's a studio in Potts Point or a two-storey home in Castle Hill. The goal is to remove the mould and remove the reason it grew, in that order of visibility but the reverse order of importance.

We inspect first. A technician walks the property with a calibrated moisture meter and a thermal imaging camera to map where water actually sits. Thermal imaging shows cold, wet zones behind plasterboard and tiling that look completely normal to the eye — that's how we routinely find the failed shower membrane, the leaking flexi hose in a vanity or the roof penetration that's been feeding a bedroom wall for a year.

You then get a written scope with a fixed price. Surface mould on hard, non-porous materials is contained, treated, physically removed and HEPA-vacuumed, then the substrate is treated. Porous materials that have absorbed water — plasterboard, insulation batts, carpet underlay, MDF joinery, ceiling cornice — are cut out and removed under containment, because there is no product that cleans mould out of the inside of a wall cavity.

Where moisture is still active we install commercial drying equipment and monitor readings daily rather than closing a wet wall back up. Only once the structure reads dry do we reinstate. Finally we address the cause: ducting exhaust fans to outside air, correcting subfloor ventilation, recommending appropriate mechanical ventilation for a sealed apartment, or documenting the plumbing, roofing or waterproofing defect for the responsible trade or owners corporation.

Will bleach fix mould in a Sydney home?

No. Bleach removes the colour from the growth on the surface, so it looks clean while the hyphae remain in the substrate and the moisture source is untouched. On porous materials it also adds water. Mould treated with bleach usually reappears within weeks.

Can you provide a report for an insurance claim?

Yes. We provide full documentation including cause of damage, affected materials, moisture readings, photographs and a costed remediation scope. Whether a claim is covered generally depends on whether the mould followed a sudden event such as a burst pipe or storm, rather than long-term condensation.

Do I need to leave the property while you work?

For most jobs, no. We use containment with negative air pressure and HEPA filtration so spores aren't spread through the rest of the property. For larger material removals in a small floor plan we may recommend you're out for the working day, and we'll say so in the quote.
